Being on the electoral role is a big tick for many lenders; more so if you are a first time buyer with limited credit history, borrowing for the first time, as it can greatly improve your credit score with the lender.

Often first time buyers live in rental properties and move more often than most, meaning they leave bank accounts, credit cards and things like pay slips registered to their parents or previous address. Getting your documents all updated and accurate will make the mortgage process easier and quicker. It is important that this is already done at the point of application; otherwise lenders may have problems identifying you, which can delay things and even affect your credit score.

Along with the mortgage payments you will need to budget for other outgoings such as utilities, council tax, transport cost and insurances.

If this is your first time living on your own, it is important to consider monthly food and basic living costs and even allowing enough money to furnish your new home.

You will need a minimum of a 5% deposit based on the purchase price of the property; typically the bigger the deposit, the better the interest rate. Gifts from family members are normally acceptable providing they are happy to sign a “gifted deposit letter”.

If you are looking to purchase your first home then the first step is to speak to a qualified mortgage adviser. After filling out our online form or following a quick phone call with one of our friendly advisors, we can let you know how much you should be able to borrow, what sort of rates and monthly payment you should expect, along with more detailed information on the buying process and guidance on how to prepare for the mortgage application.

 

After this initial stage we can send you a certified decision in principle, this way you can start making offers to estate agents to secure your dream home. 

 

Mortgage rates and deals change daily, so once your offer is agreed we can then search the market from over 16,000 deals to find you the best deal. We will submit your application to the lender and manage the whole process for you from start to finish.
